Artex Ceiling Covering & Skimming London

Want a flat ceiling instead of an old textured finish? Learn how we assess Artex-style coatings, protect your room and choose between a suitable skim finish and overboarding.

01 / Ceiling assessment

Should you skim, overboard or replace an Artex ceiling?

The right method depends on whether the textured coating is sound, how pronounced the pattern is and what is behind it. A smooth finish is the goal, but the existing ceiling determines the specification.

01

Skim a suitable existing surface

A stable ceiling with an appropriate background may be prepared and skimmed after assessment. Deep peaks, loose material or unsuitable coatings can make direct skimming a poor choice.

02

Overboard the existing ceiling

New plasterboard can create a fresh base where fixing into suitable structure is possible. Board thickness, ceiling height, light fittings and access all need consideration.

03

Remove and renew where necessary

If the existing ceiling is damaged or insecure, covering it may conceal rather than solve the problem. Investigate movement, leaks and failed plaster before agreeing a repair.

02 / Ceiling assessment

Textured coatings and asbestos: check before disturbance

Some older textured coatings may contain asbestos. Appearance alone cannot establish whether a coating is asbestos-free. Do not sand, scrape or drill suspect material until the risk has been properly assessed and, where appropriate, tested.

01

What we need to know

Tell us roughly when the property was built, whether the ceiling has been altered, and if any survey or sample result exists. The method must follow the findings.

02

Keep the room protected

Ceiling work needs floor and furniture protection, careful control of dust, and attention to light fittings, smoke alarms and ventilation openings.

03

Decorating the new surface

A finished skim needs to dry thoroughly before the appropriate first coat. Drying varies with ventilation, temperature and plaster thickness.

What changes the ceiling quotation?

Two rooms of identical size can need different preparation. Send a full ceiling photograph, close-ups of the texture and any cracks, plus the room dimensions.

01

Access and obstructions

High ceilings, stairwells, fitted cupboards, spotlights and coving affect protection and working time.

02

Background condition

Staining, loose edges, previous repairs and movement may require additional investigation or remedial work.

03

The agreed finish

Confirm whether the price includes boarding, joint reinforcement, a full skim, waste handling and protection. Painting is a separate item unless specified.

Frequently asked questions

Will the Artex pattern show through?

A correctly prepared and suitable finish should create a smooth surface, but a deep or unstable texture may require a different method such as overboarding.

Can you work while we live in the house?

Often yes, depending on the room and the agreed method. The working area needs to be cleared and protected, and the ceiling must dry before painting.

Is Artex always asbestos?

No. Some older coatings can contain asbestos, so their age and condition must be assessed before disturbing them.

Does the quote include painting?

Painting is a separate item unless it is explicitly included in your written quotation.
